Hey guys, I wanted to mention something that just came up. Did you know that a parent, other family member, or even a close friend can help for a home loan without living in the house with you? It's called a non-occupying co-borrower. Basically it's someone who won't live in the home, like a parent or family member, who adds their income to your loan application to help you qualify. Their credit and income get combined with yours, which can increase your maximum loan eligibility and get you into a bigger or better home than you could on your own. This is huge for first time home buyers who want more buying power, but don't have quite enough income to hit the numbers on their own. If you've got someone in your corner who's willing to co-sign, this could open up more options than you think. Send me a message and let's see if this strategy works well for you.
