Waiting for Rates to Drop? Watch This First
October 30, 2026

Quick Summary
Many buyers wait for rates to drop before they buy. When rates fall, more buyers may enter the market, which can mean bidding wars and higher prices. That may leave your payment higher even with a lower rate. If rates drop later, refinancing may be an option, but you can't go back and pay less for the house.

So you're waiting for rates to drop before you buy a house? Let me tell you what can happen.
When rates go down, more buyers may flood the market. That can mean bidding wars and higher home prices. So even if your rate is lower, your monthly payment may end up higher because you paid more for the house and more in property taxes.
My main rule: buy when you find the right house and the timing is right for you, not when the market feels perfect. If rates drop later, you may be able to refinance. But you can't go back and pay less for the house.
If you're thinking about buying, send me a message and let's make a game plan.
