Quick Summary

Getting your offer accepted is exciting, but the loan work is just getting started. The next 21 to 30 days often include the appraisal, underwriting, clearing conditions, clear to close, and signing. Your job is to respond fast and keep your finances steady. New credit, job changes, or big purchases may delay or derail closing.

Most buyers think the hard part is over once they hear "offer accepted." It's not. That's when my job really kicks in.

Here's what the next 21 to 30 days often look like: we order an appraisal, your loan goes to underwriting, we clear conditions, we get clear to close, and then it's signing day.

The appraisal confirms the home's value, and underwriting does a full review of your file. I'm working behind the scenes to keep it all moving.

Your job during escrow: respond quickly to requests, don't move money around, keep your job, and don't open new credit. The biggest things that derail closings are changes after the offer, like a new job or hours, new credit, big purchases, or co-signing for someone. Your credit is often checked again before closing, so those changes show up.

I'll tell you everything up front so there are no surprises. If you have questions, reach out anytime.
